Understanding CCRC Financial Models
CCRCs typically require an upfront entrance fee ranging from $100,000 to over $1 million, plus a monthly fee. The contract type you choose determines what future care is included — and at what cost.
Life Care Contract
Highest upfront entrance fee, but covers all future care levels at little to no additional monthly cost. Best long-term financial protection.
Best for: Seniors planning far ahead who want maximum security.
Modified Contract
Moderate entrance fee with a set number of covered care days. After those days are used, care is provided at discounted market rates.
Best for: Seniors who want some protection without the full Type A commitment.
Fee-for-Service Contract
Lowest or no entrance fee. All services paid at market rate as needed. Offers the most flexibility with the most variable long-term cost.
Best for: Seniors with significant assets who prefer pay-as-you-go flexibility.
